Springing into a home sale
ALBANY, NY -- Ahh, spring; the season for home sales. So go outside, stick a sale sign in the yard and you're done, right?
"You could do that but it could be sitting there for a while," said Jon Huther, a real estate expert.
Huther told us how to attract buyers with a spring in their step.
"They're going to know that you've been paying attention to the small details," said Huther.

"If you mow the lawn diagonally it makes it look a little larger," said Huther. "If you have overgrown trees you're going to want to trim them up so they're not blocking the home."

Huther recommended planting spring like flowers outside your front door to welcome buyers. But not just any flowers, yellow ones, because it's been shown that color stimulates buying urges and causes happiness. Two things you want your buyers to have, as they head inside. And feel free to bring those spring colors, like pastels, inside as well.
"They do lighten up the house," said Huther.
Brighten up those floors by refinishing.
"You're going to be able to get closer to your asking price," said Huther. "And you could use polish as a less expensive option."
In fact, a lot of his tips are as free as a spring breeze.
"Spring's a great time to open the windows again, and let some air come into the house and make it smelling fresh once again," said Huther.
Huther says, at the very least, keep your listing in season.
'If it's been on the market since the holidays you may want to take it off the market for a few weeks," said Huther. "It will make it look like a fresh new listing."
And who knows, maybe buyers will spring for your asking price.
