AMD's effect on area real estate
Now that Advanced Micro Devices has locked in a deal to build a $4.5 billion plant in Malta, it's not just good news for the economy, but homeowners as well. Kaitlyn Ross spoke with one real estate agent who said this is the best thing that could've happened to the housing market. MALTA, N.Y. -- The "Tech Valley" part of Tech Valley Homes Real Estate used to just be a pipe dream.
Owner Miguel Berger said, "Since I started my company, people were laughing at me. Tech Valley Homes, Tech Valley's never going to happen, and this is really happening now. This is Tech Valley now. We just became Tech Valley."

Since first opening his company in 2001, Berger's been waiting for the name to ring true. But now that AMD, or what's now The Foundry Company, has committed to the area, there's a lot of selling to do.
"We deserve it," said Berger. "We have everything in place. We have the home pricing very low. The quality of life around here is great."
According to Berger, the average price of a home in the Capital Region is around $220,000. While we can expect that price to rise by about five percent over the next few years, the upkick won't just affect Malta where the plant is being built.
Berger said, "You see, that's the problem. People are focusing on Malta. It's not about Malta. It's about the Capital Region. Every county is going to benefit."
He expects the benefits from The Foundry Company to extend throughout New York State, from New York City to Plattsburgh, though the trick for the Capital Region is going to be convincing buyers to invest here.
Berger said, "The biggest thing is now the people coming into town. We have to sell them to the area. We have to sell them the quality of life. We have to sell them everything."
And while he does expect the numbers to go up, it's not going to be an immediate fix for the market. Berger said improvements will come within the next three to five years.
